SB 15Signed into law; effective September 1, 202589th Regular Session (2025)
Big Texas cities must allow smaller home lots in new subdivisions
What it does
SB 15 stops large cities in big counties from requiring lots bigger than 3,000 square feet in new residential subdivisions of five acres or more. It also limits minimum setbacks and parking rules on those lots. It applies to new subdivisions, not to existing neighborhoods.
What it means for your community
Builders can fit more houses on the same land, which is aimed at lowering the price of a starter home. Expect new subdivisions on the edge of cities like Dallas, Houston, Fort Worth, and McKinney to have narrower lots and smaller yards.
